Here you have the best of country living: an enticing palate of flint, cobbles, chalk and beams, with cosy underfloor heating, warm textures and sophisticated furnishings plus all the romantic country sounds of birds tweeting and sheep bleating.

The barns lie in a tranquil little river valley about a mile from Little Walsingham and 5 miles from the beautiful North Norfolk coast at Wells-next-the-Sea.

The Great East Barn (sleeps 14) - was converted from the massive 19th century granary. From the first floor sitting room you can gaze out across calm green fields and big blue skies. In this barn, country meets city by combining contemporary interiors with stunning rural views. Double of all appliances in the kitchen and a dining table to seat 22 makes this a great venue for groups of friends or family groups. Book with Long Meadow to sleep 22.

High Barsham (sleeps 12) - was once a threshing barn but has now been transformed into spacious living accommodation. Brass lamps and coloured glass illuminate the embroidered cushions and carved wooden antiques of the interior, for a relaxed Eastern ambience.

Grey’s Court (sleeps 10) - is a very spacious single-storey brick and flint building converted from the old stables, and has lovely views across the meadow to a little flint church. Its panelled main rooms have a Scandinavian feel, decorated in relaxing shades of blue and green. Ideal for two familes as the bedrooms are in two separate wings.

Long Meadow (sleeps 8) - was most recently the dairy, and dating from 1715, is the oldest building. The barn has pale chalk walls which gives it unique character and big squashy sofas to relax in. Overlooking a sunken lavender garden, the barn has an elegant but relaxed French country atmosphere.

Little Barsham (sleeps 4) - was once used for rearing lambs and sheltering sheep but you’d never know! This barn has an intimate rural atmosphere: sunny cottage in summer or snug hideaway in winter. Built from traditional Norfolk brick and flint, there are exposed beams and big picture windows: a cottage for the 21st century.

The Loose Box (sleeps 4) - the newest addition to Barsham Barns, The Loose Box is a cosy barn converted from the smithy and stable of the nearby estate. With a delicious palette of soft colours overlooking a sunny courtyard it’s now a romantic bolthole for 2 or a weekend retreat for 4.

Yoga Spaces

As stated earlier the yoga groups have ranged in size from 8 – 15+. These are held in one or other of the dining or sitting room areas of the barns. Outside is unlimited space.

Pricing

From £450 for a 2 bedroom barn for a winter weekend to £4900 for a barn with 7 bedrooms for a week at Christmas.

Booking terms

  • Below is a summary of our booking conditions. Our full Terms and Conditions will be sent to you during the booking process.
  • All online bookings are subject to confirmation by us
  • Weekly stays start on a Friday in all of the barns
  • 3 night weekends are from Friday to Monday
  • Mid-week stays are from Monday to Thursday/Friday
  • During off-peak periods we may be able to be more flexible, subject to certain conditions
  • Minimum stay is for 3 nights which allows guests who are able to stay until Monday morning for a long weekend, or as late as you like on Sunday evening
  • Minimum stay during July and August is for 7 nights starting on Friday
  • Minimum Christmas rental is for 7 nights
  • Minimum New Year and Easter rental is for 5 nights
  • Short breaks available at all other times
  • Your holiday let commences at 4pm on the day of arrival and terminates at 10am on the day of departure
  • A deposit of 30% is payable to secure the booking
  • The balance is due 8 weeks before arrival
  • We will remind when your balance is due
  • For 2 week lets, linen and towels will be changed and a service clean provided
  • Sorry no pets
  • All our barns are strictly no smoking

From London and the A11, head for Swaffham on the A1065.
From Norwich take the A1067 to Fakenham.
From King’s Lynn take the A148 Cromer road.

From the A148 Fakenham bypass, follow signs for the B1105 to Wells-next-the-Sea. Very shortly after turning off the bypass the B1105 turns off to the left at a small staggered crossroad. This has a signpost to Wells and also Holkham.

(If you pass a white cottage on the left you have gone too far. If you come to the church and pub you have gone much too far!)

After about a mile you will see pale blue field gates on either side, then as the road rises there is a crossroads and a sign to ‘The Barshams’ to the right. Turn right here and carry on down the hill. Continue past farm buildings on right, through woods and wind along the valley until you pass a row of terrace cottages on the left. Carry on past phone box and post box and the barns will be ahead of you.
